What we say no to is what makes the work.

One team. One plan. One standard — applied the same way to every property, at every price point.

1. One team, not a list of trades.

Most pre-market projects bounce between a cleaner, a handyman, a painter, a stager and a designer — five phone numbers, five schedules, five chances for something to slip. The cost of that coordination isn't a line item, but it shows up in the timeline, the listing price, and the buyer's first showing. UP Maison Design exists to remove that cost by being the one team that does all of it.

2. RBQ-licensed renovation, in-house.

Our renovation crew holds a Régie du bâtiment du Québec (RBQ) licence. That means every structural, plumbing or electrical scope of work is documented, code-compliant, and insurable. It also means a seller's pre-listing disclosure is cleaner — buyers and their inspectors can verify the work was done by a licensed contractor, not a favour from a friend.

3. One point of contact, end to end.

The same project lead runs the walkthrough, the design brief, the renovation schedule, the cleaning crew, and the final staging. You are never asked to translate between a painter and a stager. Decisions, changes, and questions all land in one inbox, and one person is accountable for the answer.

4. Editorial standard, across price points.

We work with the same restraint in a Westmount condo and a Hochelaga triplex. The level of finish, the care in the styling, the cleanliness of the handover — these don't change with the listing price. The work is the signature. If a buyer can't tell whether the property was prepared by us or by someone else, we haven't done our job.

5. In-house design, not subcontracted.

The design team is part of the studio — not a freelancer pulled in for the bid. That means the layout you see in the brief is the layout that gets built, and the styling on the final walkthrough was conceived with the same constraints as the renovation behind it.

6. The standard is what we decline.

A studio's standard isn't only defined by what it accepts. It's also defined by what it turns away.

What we won't do

We turn down work that would compromise the standard. The list is short, but we hold to it.

Accountability, on the record.

Every scope of work is documented, every change order is signed, every handover is photographed. The seller has a record, not a memory.

Schedule as a promise.

The day we say the work is done, the work is done. The first showing doesn't wait on a subcontractor who didn't show.

III.

No handoff. No translation.

You never have to repeat yourself to two contractors in the same week. The same person hears the question, fixes the problem, and follows up.
