We work with sellers, landlords, investors, and the realtors who represent them. Our staging service is offered as part of a single studio brief — design, repair, paint, clean, and stage — or as a standalone engagement for properties that are already listing-ready.

For vacant properties, we furnish the entire space — sofa, dining, bedroom, lighting, art, accessories. Every piece is chosen to match the architecture, the light, and the buyer the listing is meant to attract. Nothing generic. Nothing duplicated across listings.

For owner-occupied properties, we work with what's already there. Rugs, art, plants, lamps, books — rearranged and supplemented so the home photographs and shows at its best, without erasing the owner's life. Most engagements finish in a single day.

For listings on a tight timeline or a tight budget, we offer 3D-rendered virtual staging: a furnished version of the actual room, photo-realistic, delivered in 48 hours. Useful as a primary listing, or as a marketing supplement while the physical install is being scheduled.

The process

From first walkthrough to de-stage. Same person on the project, same team on the install.

Consult

30 minutes on-site or virtual. We walk the property, note the architecture, the light, and the buyer's likely profile. No fee.

Design proposal

A short proposal: which rooms, which pieces, the install day, the de-stage date. Transparent flat fee — no hourly billing.

Install

A half-day on-site. The same team handles the truck, the placement, the styling, the final adjustment. The owner is welcome to be there — or not.

Reveal

The home is listing-ready. We hand off MLS-ready photographs, walk through the space with the realtor, and confirm the de-stage date.

05

De-stage

After closing. Half-day on-site. We return the space to its pre-staging condition, in time for the buyer's move-in.

How quickly can you turn around a vacant stage?

From a confirmed booking, our typical lead time is 7–10 business days for a full vacant install. If you have a tighter timeline, the Soft Staging tier can usually be scheduled within 3–5 days, and Virtual Staging within 48 hours from receipt of the empty-room photographs.

Are you insured?

Yes. We carry commercial general liability coverage for every install and for every property we enter, and our renovation team holds a Régie du bâtiment du Québec (RBQ) licence — which is also a requirement of most homeowner's insurance policies in Québec. The certificate of insurance is provided on request.

Do you work with new construction?

Yes — both for developers selling units in a new building and for buyers who have just taken possession and want to list or rent the unit furnished. For new construction, we often pair the install with a walkthrough of the developer's model suite, so the staging language matches the project's target buyer.

What does staging cost in Montréal?

It depends on the property, the tier, and the install window. As a working range: soft staging for an owner-occupied condo starts around $1,200 CAD; a full vacant install for a single-family home is usually between $4,000 and $8,000 CAD; virtual staging is priced per image, starting at $95 CAD. The consult and the written quote are always free.
