The Brief

What the client needed.

An investor bought the townhouse at a 2024 estate sale — original 1980s finishes, dated kitchen, two small baths, a finished basement that had not been touched since the late 90s. The plan: a fast, clean, RBQ-licensed refresh, then a soft relaunch on the MLS with a small staging budget.

What We Did

The work, in sequence.

RBQ scope: gut and rebuild the kitchen, retile both baths, refinish the original oak on the main floor, replace the carpet upstairs, and re-drywall the basement ceiling. Non-RBQ scope (done by our team): paint throughout, install a new front door, fit new lighting, and a soft stage using pieces from our warehouse. Total time on site: nine weeks.
